Welcome to 22 Cleaning Service. These Terms of Service ("Terms") govern your use of our cleaning services and website. By booking our services or using our website, you agree to these Terms.
1. Services
1.1 Service Description
22 Cleaning Service provides professional cleaning services for residential and commercial properties in Kuala Lumpur and Selangor, Malaysia. Our services include house cleaning, deep cleaning, office cleaning, move-in/move-out cleaning, post-renovation cleaning, and spring cleaning.
1.2 Service Areas
We currently serve Kepong, Mont Kiara, Petaling Jaya, Kota Damansara, and surrounding areas. Please contact us to confirm availability in your location.
2. Booking and Scheduling
2.1 Booking Process
Bookings can be made via WhatsApp, phone, or our contact form. A booking is confirmed once you receive confirmation from our team.
2.2 Rescheduling
If you need to reschedule, please notify us at least 24 hours before your scheduled appointment. Rescheduling requests made less than 24 hours in advance may be subject to a rescheduling fee.
2.3 Cancellation
Cancellations made more than 24 hours before the scheduled service are free of charge. Cancellations made less than 24 hours before may incur a cancellation fee of up to 50% of the service cost.
3. Pricing and Payment
3.1 Pricing
Service prices are quoted based on the size of the property, type of service, and any special requirements. All prices are in Malaysian Ringgit (RM) and are subject to change without notice.
3.2 Payment Terms
Payment is due upon completion of service unless otherwise agreed. We accept cash, bank transfer, and major e-wallet payments.
3.3 Additional Charges
Additional charges may apply for services not included in the original quote, such as extra rooms, heavy-duty cleaning requirements, or specialized equipment needs.
4. Customer Responsibilities
4.1 Access
You must ensure that our cleaning team has access to your property at the scheduled time. If access cannot be provided, regular cancellation fees may apply.
4.2 Property Condition
Please inform us of any fragile items, special care requirements, or areas that should not be cleaned. We are not responsible for damage to undisclosed fragile items.
4.3 Pets and Children
Please ensure pets are secured and children are supervised during the cleaning service for safety purposes.
4.4 Valuables
We recommend securing jewelry, cash, and other valuables before our team arrives. We are not liable for any loss of such items.
5. Our Responsibilities
5.1 Quality Assurance
We are committed to delivering high-quality cleaning services. If you are not satisfied with our service, please contact us within 24 hours and we will address your concerns.
5.2 Insurance
Our cleaning staff are covered by insurance during the provision of services. Any claims for damage must be reported within 24 hours of service completion.
5.3 Staff Conduct
All our cleaning staff are trained professionals who undergo background checks. They are required to maintain professional conduct at all times.
6. Limitations of Liability
6.1 Exclusions
We are not liable for:
- Pre-existing damage or wear and tear
- Damage caused by defective or worn items
- Loss of items not secured as recommended
- Stains or damage that cannot be removed through standard cleaning
- Delays due to circumstances beyond our control
6.2 Maximum Liability
Our maximum liability for any claim arising from our services shall not exceed the amount paid for the specific service in question.
7. Intellectual Property
All content on our website, including text, images, logos, and graphics, is the property of 22 Cleaning Service and is protected by intellectual property laws.
8. Privacy

9. Modifications
